The Honest Truth About Timing the Real Estate Market

If I had a dollar for every time someone asked me these questions, I'd probably own half of Dallas by now. And I get it—these are important questions. You're about to make one of the biggest financial decisions of your life. Of course you want to time it perfectly.

But here's the truth that most agents won't tell you: timing the real estate market has always been difficult—and always will be.

Even Professionals Can't Time It Perfectly

Honestly, even as a professional in this industry who works in real estate day in and day out, I myself find it difficult to time the market perfectly. I have access to all the data, all the trends, all the insider information—and I still can't predict with certainty what the market will do next month, let alone next year.

Now, with that being said, there are some times where it may be better to buy or sell based on market conditions. Interest rates, inventory levels, and seasonal trends all play a role. But ultimately, at the end of the day, it really depends on your situation.

Why I Ask So Many Questions

That's the reason why I always ask a lot of questions when we are discussing buying or selling. I'm not being nosy—I'm trying to understand if this is actually the right time for you personally.

Because here's the thing: it may not be the best time for you. And I want to be honest with you about that.

Maybe you're not financially ready. Maybe your job situation is uncertain. Maybe your kids are in the middle of the school year and a move would be disruptive. Maybe you haven't built enough equity yet. These personal factors matter way more than what the headlines say about the market.

Can I Be Honest With You?

How often do you hear "it's the best time to buy" or "it's the best time to sell"?

None of it's true.

I pride myself on not displaying this type of marketing. The real estate market doesn't work that way, and you deserve better than generic sales tactics designed to create urgency and pressure you into a decision.

If you see marketing that promises "the perfect time" or "buy now before it's too late," just know that everybody's situation is different. You really have to discuss your options with someone who understands your goals, your finances, and your timeline—not someone who's just trying to close a deal this month.

Preparing You for the Market You're Actually In

I also want to make sure that you are prepared to buy and/or sell in the market of that time. It's one of those things where sometimes people enter the market and they're trying to catch up to the previous market that has already passed.

They heard their friend got a great deal two years ago, or they remember when interest rates were at 3%, or they're expecting the same bidding wars we saw in 2021. But that's not where we are anymore.

My goal is to set your expectations and prepare you for where we are in the market right now—not where we were or where we hope it will be.

That means being realistic about:

  • Current interest rates and what you can actually afford

  • How much inventory is available in your price range

  • What buyers are looking for if you're selling

  • How long it might take to find the right home or the right buyer

  • What negotiation strategies actually work in today's market

What Really Matters

At the end of the day, the "right time" to buy or sell isn't about what the market is doing. It's about:

  • Your financial readiness – Can you comfortably afford the monthly payment? Do you have enough saved for a down payment and closing costs?

  • Your life circumstances – Does a move make sense for your family, your career, your lifestyle right now?

  • Your long-term goals – Are you planning to stay in the home for at least a few years? Does selling align with your next chapter?

  • Your emotional readiness – Are you prepared for the process, both logistically and mentally?

If those things align, then it's the right time for you—regardless of what interest rates are doing or whether it's a "buyer's market" or "seller's market."
